Nathaniel Popelianski

Nathaniel is our head of property and real estate.  He acts on real estate projects that are large, complex and deadline driven.

Admitted to practice in 1998, Nathaniel’s particular areas of expertise include acting for corporate real estate clients, developers, land owners, housing associations and financiers on:

  • major “head office” commercial, industrial and retail lease pre-commitments with a focus on fitout delivery models
  • real estate development including PDAs, social/private housing projects, mixed use projects, commercial office buildings, shopping centres, industrial estates and “off the plan” residential projects & communities

  • Capital transactions: • Sale of 50% joint venture interest in Coles Headquarters, on Tooronga Road, Melbourne
    • Sale and lease back of AHL/Woolworths hotel portfolio, comprising 54 hotels and gaming venues in five Australian jurisdictions. The sale was for a price exceeding $600 million, making this sale and lease back one of the largest sales of its type in the Australian market.
    • Sale of Alphington paper mill, a major 16 hectare infill development site.
    • Fund through sale of the major distribution centre (under development) for Woolworths
    • Sale of East Melbourne data centre
  • Developments: • Acted for consortium between Frasers Group, Citta Property and Mission Housing in respect of its successful bid for a development site at Macquarie Park owned by LAHC NSW. This 8.2 hectare site will be transformed into an integrated neighbourhood of more than 3,500 dwellings including social housing dwellings mixed with affordable and private housing
    • Acted on a highly complex agreement for lease and lease for the delivery of a turn-key data centre space in a new Tier 3 data centre to be built by Digital Realty Trust. Advised on the IT and property aspects of the deal through a competitive tender process
    • Acquisition and development of a major new distribution centre for Woolworths
    • Industrial and commercial developments for ASX listed REIT
    • Waterfront City mixed use development
